Build a useful starting packet
Gather the current lease and amendments, rent and deposit records, known maintenance needs, available repair receipts, and property-management arrangements. Avoid sharing tenants' private information in a public listing. Provide sensitive documents only through an appropriate authorized process.
Clarify occupancy and access
Tell us whether the property is occupied, vacant, or partly occupied. A sale does not by itself determine what happens to a lease or a tenant's rights. Review the lease and applicable requirements with qualified local help before making promises about vacancy, notices, access, or deposit transfers.
Do not schedule showings or contractor access on assumptions alone. Agree on a process that respects the occupants and the existing agreements.
Compare selling occupied with preparing a vacant sale
An investor may be interested in an occupied rental with usable records, but interest and pricing depend on the lease, condition, financing, and buyer's strategy. A vacant house may permit different access and preparation, while also creating carrying costs. Neither route is automatically better.
Give buyers realistic operating information
- Actual lease rent and payment records, kept appropriately private
- Property taxes, insurance, utilities, and management costs
- Known capital repairs and recent maintenance
- Deposit and lease obligations that need attention at closing
- Access, timing, and any conditions on possession
Current rent is not a guarantee of future income. An investor should verify expenses and make their own assumptions about vacancy, repairs, reserves, and financing.
Understand the transaction structure
We may buy directly or assign a purchase contract to another investor. Ask who will close, what conditions remain, and how occupancy and documents will be handled. Discuss tax questions with your own tax adviser; the best timing can depend on your individual situation.
