The fee is separate from the contract price.

Our fee for an assignment is $5,000. The underlying purchase price is separate, as are your title, closing, financing, holding, renovation, and resale costs. Direct purchases are a different transaction structure and are disclosed separately.

Illustrative math: $150,000 underlying contract + $5,000 assignment fee = $155,000 acquisition amount before other buyer costs. This is an example, not an available property.

Know what you are buying.

Where a listing offers an assignment, we are offering our contractual interest, not claiming we already own the house. Review assignability, deadlines, earnest money, inspection rights, title, and the final documents.

The details you should expect

  • Contract price, assignment fee, and costs excluded from the quoted amount
  • Authorized photos, condition notes, and a repair scope where available
  • Dated comparable sales and clearly labeled value assumptions
  • Occupancy, permitted access, title status when known, and closing terms

Independently verify value, repairs, rent, financing, and fit with your strategy. We do not guarantee returns or that every buyer will qualify for every opportunity.
